Residential Remodeling Project Manager

Job Title: Residential Remodeling Project Manager Reports to: Director of Production COMPANY and POSITION OVERVIEW CASE Design/Remodeling San Jose, an award-winning and nationally recognized design-build firm, is seeking a full-time Project Manager to join our growing company.

We are seeking an enthusiastic team player with stellar organization and communication skills to plan and oversee residential remodeling projects for upscale homeowners including but not limited to kitchens and baths, additions, exterior projects and whole house remodels.

This position is responsible for working directly with clients to understand their needs, differentiate CASE from our competitors, provide project management, work closely with our design and sales staff to deliver projects on time and on budget.

SUMMARY OF SUPERVISORY RESPONSIBILITIES The Project Manager is responsible for the direction, coordination, and evaluation of the Home Repair Specialists assigned to remodel and repair projects.

Carry out supervisory responsibilities in accordance with organizational policies and procedures.

Other responsibilities include planning, assigning, and directing work; appraising performance; coaching and addressing their concerns and resolving problems in the field.


Other duties may be assigned.

Direct supervisory responsibility for direct field staff, drivers and helpers including on-going performance evaluation.

Visits all job-sites regularly to check on the progress, and to ensure quality work and proper flow of project.

Works closely with the Director of Production, Production Accounting Coordinator, Other Project Managers, and Production Coordinator to monitor schedules and budgets.

Has extensive working knowledge of BuilderTrend and associated documents.

When necessary, assists or instructs HRS to complete work with the necessary quality or skill required.

Meets with client on a regular basis to discuss project status/expectations, to respond to questions, issues, or concerns, as well as communicate daily to keep the client and production manager informed Manages onsite quality work output of subcontractors on all jobs turned over to the production dept.

Assists with contract addendum as appropriate.

Is responsible for making sure all W/O are completed and accurate.

Responds to any unforeseen issues and challenges during project production.

Assures that all production progress payments are collected as scheduled & delivered to the office; analyzes gross profit reports and schedules with DP to assure optimal job performance.

Examines job package (Builder Trend) to ensure understanding of project’s scope and budget.

Reviews (computer) material list and edits as required.

Coordinates Pick up and delivers to job sites all non-special-ordered material.

Verifies the delivery and good condition of all special ordered materials.

Conducts walk-through with sales person, designer, HRS and client throughout the project.

Assures all job sites are neat, clean and safe work-site and protects customer property.

Keeps proper paperwork on working hours and material purchases.

Maintains a company vehicle in safe and clean condition.

Vehicle is to be serviced on a regular basis.

Oversees sub-contractors working on the job.

Confirms scope of work, accuracy of sub-contractors schedules and preforms job walks with all sub-contractors before, during and at the end of all scheduled work.

Schedules any needed additional time to complete punch list.

Maintains daily client communication / relationship while on the job, including dealing with client expectations, reporting the job’s progress, and informing the client of any necessary changes to scope and schedule of the project.

Informs the office of any change orders on the job.

Follows thru on all work orders being turned in.

Conducts final walk-through with client and develops a punch-list of any items which are not completed.

Post list to BuilderTrend.

Schedules time for all work to be completed and will communicate this with the client in a timely fashion.

Contacts the office daily to communicate job schedule and status.

Will be properly prepared to meet with the DP once a week to review assigned job schedules and budgets.

Miscellaneous Duties Responds to callbacks from previous clients and schedules warranty work if needed.

Maintains Case standards of performance, and policies at all times.

Attends all meetings as scheduled.

Maintains a professional appearance wearing Case attire at all times and professional behavior while representing the company.

PERFORMANCE MEASURES: Provides accurate and timely forecasts for all scheduled projects Meets or exceeds monthly revenue targets Meets GP % targets on Labor, Material and closed-job profitability Maintains high levels of customer satisfaction as evidenced by: Anecdotal feedback from individual clients Guild Quality customer surveys Overall customer satisfaction from Guild Quality QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.

EDUCATION and/or EXPERIENCE Job and experience requirements are: 10 years’ experience in residential remodeling.

HS diploma or GED degree and 15 years of related experience or equivalent combination.

Bachelor’s degree in Project Managements or related construction field is desired.

Ability to read and fully understand blueprints.

Experience working with City inspectors and local Building Departments Ability to work independently and as part of team Ability to use smart phone and tablet computer You own you’re your own hand and power tools Ability to use and operate all basic carpentry hand and power tools, lift and carry loads, and ability and license to operate a company vehicle A broad range of skills rooted in carpentry with the ability to do basic repairs or installations in other trades You must reside in Santa Clara County LANGUAGE and COMMUNICATION SKILLS Ability to read, write and interpret documents such as construction contracts / agreements, blue prints, and estimates.

Ability to respond to common inquiries or issues from customers, co-workers, suppliers, or subcontractors.

Ability to present information and communicate effectively with customers, co-workers, subcontractors, and general public.

COMPUTER SKILLS Must have the ability and skill to quickly learn and use BuilderTrend and must have working knowledge of MS Word, MS Excel, and have the quick ability to learn other new software programs.

Ability to use smart phone and tablet computer.

MATHEMATICAL SKILLS Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.

Ability to calculate figures and amounts such as proportions, and percentages.

Ability to apply concepts of basic geometry to determine dimensions and material needed.

PHYSICAL REQUIREMENTS The employee is occasionally required to lift and carry products and materials.

The employee is occasionally required to climb a ladder, crawl, bend and stoop.

The employee is frequently required to drive up to a 20-mile radius from the office to clients’ homes and company facilities.
